A legal remainder or a remainder deed is an irrevocable gift of real estate to a charitable institution.  The donor is free to use the property in whatever manner he/she chooses during his/her lifetime and upon the donor's death the institution will assume ownership of the property.  The tax deduction for a legal remainder is based upon the value of the property at the time of the donation.
